2. Our role
We are a real estate broker. We market properties and off-plan projects on behalf of developers, sellers and other property owners, and we help buyers and investors find and purchase property.
Unless we clearly say otherwise, we are not the developer or owner of any property or project shown on this website. The developer or owner is responsible for building, completing and handing over the property, and for the terms of any sale and purchase agreement you sign with them.
3. Property information
We work hard to keep the information on this website accurate and up to date. However, most property details come from developers, owners and other third parties, and they can change at any time without notice. This includes:
- prices, payment plans, fees and service charges;
- availability, unit sizes, layouts, floor plans and specifications;
- completion and handover dates;
- amenities, facilities, views and travel times.
Images, renders, videos, floor plans and maps are for illustration only and may not show the finished property exactly. All information on this website is provided in good faith as a general guide. It is not a binding offer and does not form part of any contract. Please confirm all details directly with us and with the developer or owner, and carry out your own checks, before you make any decision.
4. Prices, fees and payment plans
Unless stated otherwise, prices shown are starting prices or asking prices in UAE dirhams (AED), and are based on availability at the time of publishing. They do not include Dubai Land Department fees, registration fees, service charges, mortgage costs or other costs of buying property, which are payable in addition to the purchase price.
Payment plans are set by the developer and may change. The terms that apply to your purchase are those in your reservation form and sale and purchase agreement.
Any brokerage commission or fee payable to us will be agreed with you in writing before we act for you.
5. Enquiries and registering interest
Sending an enquiry, requesting a call back or registering your interest through this website does not reserve a property and does not create a contract for the sale or purchase of any property. A property is only reserved once you have signed the developer’s or owner’s reservation documents and paid any required deposit.
When you send us your details, you agree that we may contact you about your enquiry by phone, email or WhatsApp. How we handle your personal information is explained in our Privacy Policy.
6. No financial, legal or tax advice
Nothing on this website is financial, investment, legal, mortgage or tax advice. Any figures about rental yields, capital growth or returns are estimates only and are not guaranteed. Past or projected market performance is not a reliable guide to future results. Property investment carries risk, and you should get independent professional advice before making any decision.
7. Your account
If you create an account on this website, you are responsible for keeping your login details secure and for everything done through your account. Please tell us straight away if you think someone else has used it. We may suspend or close accounts that break these Terms.
8. Using this website
You agree not to:
- use the website for anything unlawful, fraudulent or harmful;
- give false information or pretend to be someone else;
- send spam, or misuse our forms or contact details;
- copy, scrape or collect content or data from the website by automated means without our written permission;
- try to gain unauthorised access to the website, its servers or its data, or interfere with how it works;
- upload or send anything that contains viruses or other harmful code.
9. Intellectual property
The content on this website, including text, design, logos and our own images, belongs to E P I C Properties LLC or is used with permission. Developer names, logos, renders, brochures and project materials belong to their respective owners and are used to market their projects.
You may view and print pages for your own personal, non-commercial use. You may not copy, republish or use our content for any other purpose without our written permission.
10. Links and third-party services
This website links to, and uses services from, other companies, such as developer websites, social media, WhatsApp and Google Maps. We do not control those websites or services and are not responsible for their content, availability or privacy practices.
11. Availability of the website
We aim to keep the website available and working, but we do not guarantee that it will always be available, uninterrupted or free from errors. We may change, suspend or remove any part of it at any time.
12. Our liability
To the extent permitted by law, we are not liable for any loss or damage arising from:
- your use of, or inability to use, this website;
- relying on information on this website without confirming it with us and the developer or owner;
- any act, delay or failure of a developer, owner or other third party, including delays in completion or handover;
- any indirect or consequential loss, or loss of profit, opportunity or data.
Nothing in these Terms limits any liability that cannot be limited under UAE law.

We may update these Terms from time to time. The latest version will always be on this page, with the date it was last updated at the top. By continuing to use the website after a change, you accept the updated Terms.
14. Governing law
These Terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. The courts of Dubai have exclusive jurisdiction over any dispute arising from these Terms or your use of this website.
