E P I C Properties LLC (“E P I C”, “we”, “us” or “our”) is a real estate brokerage based in Dubai, United Arab Emirates. We respect your privacy. This policy explains what personal information we collect when you use our website, contact us or work with us, how we use it, who we share it with, and the choices you have.
We handle personal information in line with the laws that apply to us in the UAE, including Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data where applicable. By using this website or giving us your details, you acknowledge the practices described in this policy.

2. Information we collect
Information you give us
- Enquiries and call-back requests: your name, mobile number, email address and anything you tell us in your message, such as the property or project you are interested in, your budget, preferred layout or preferred way to be contacted.
- Registering interest in a project: the same contact details, plus the project and unit type you have asked about.
- Buying, selling or investing with us: information needed to arrange viewings, prepare offers and complete a transaction. This can include identification documents (such as passport, Emirates ID or visa), proof of address, and details needed for Dubai Land Department, RERA, developer or bank processes.
- Job applications: your name, contact details, the role you are applying for, your CV, your LinkedIn profile and anything else you choose to send us.
- Website accounts: if you create an account, your name, email address, password (stored in encrypted form) and your saved properties or searches.
- Calls, emails and WhatsApp messages: the content of your conversations with our team.
Information collected automatically
- Technical information: your IP address, browser type, device type and the pages you visit, recorded in standard server logs by our hosting provider for security and performance.
- Cookies: small files that keep the website working, for example keeping you signed in or remembering your preferences. See section 7.
Information from other sources
We may receive your details from property developers, other agents, landlords, sellers or people who refer you to us, where you have asked them to put you in touch with us or where this is part of a transaction you are involved in.
3. How we use your information
- To reply to your enquiry and give you the information you asked for, such as availability, prices, floor plans and payment plans.
- To arrange viewings, prepare and negotiate offers, and help complete a purchase, sale or investment.
- To register your interest with a developer when you ask us to.
- To meet our legal and regulatory duties, including real estate regulations and anti-money-laundering and know-your-customer checks.
- To assess job applications.
- To run, secure and improve our website and protect it against spam and misuse.
- To send you updates about new projects, launches and market news, if you have agreed to receive them. You can opt out at any time.
4. Why we are allowed to use it
We use your personal information only where we have a valid reason. This means one of the following:
- You have given us your consent, for example by ticking a consent box on a form.
- We need it to take steps you asked for before a transaction, or to carry out an agreement with you.
- We must use it to comply with the law.
- We have a legitimate business interest, such as keeping our website secure, provided your rights do not override that interest.
5. Who we share it with
We do not sell your personal information. We share it only when needed, and only with:
- Property developers and their sales teams: when you ask us to register your interest in, reserve or buy a unit in one of their projects.
- Parties to your transaction: sellers, buyers, landlords, other agents, conveyancers, mortgage advisers and banks, where this is needed to complete what you asked us to do.
- Government and regulatory bodies: such as the Dubai Land Department and the Real Estate Regulatory Agency (RERA), and other authorities where the law requires it.
- Service providers who work for us: website hosting, email, messaging and IT providers. They may only use your information to provide their service to us.
- Professional advisers: our lawyers, auditors and insurers, where necessary.
6. Marketing and your choices
We will only send you marketing messages by email, SMS or WhatsApp if you have agreed to receive them, or if you are an existing client and the law allows it. Every marketing email includes a way to unsubscribe. You can also ask us to stop at any time using the contact details in section 1.
7. Cookies and third-party services
Our website uses cookies that are needed for it to work, for example to keep you signed in to your account or to remember your saved properties. We do not currently use advertising cookies.
Some features on our website are provided by other companies, which may receive your IP address and set their own cookies when you use them:
- Google Fonts: to display the text on our pages.
- Google Maps: to show our office location.
- Google reCAPTCHA: to protect our forms from spam.
- WhatsApp: when you choose to chat with us through a WhatsApp link.
- Instagram, Facebook and LinkedIn: when you follow a link to our social media pages.
- Hostinger: our website hosting and email tools.
These services handle your information under their own privacy policies. You can block or delete cookies in your browser settings, but some parts of the website may then not work properly.
8. International transfers
Some of our service providers store or process information outside the UAE. When this happens, we take reasonable steps to make sure your information stays protected, in line with applicable UAE law.
9. How long we keep it
We keep personal information only for as long as we need it for the purposes above, including any period required by law. Enquiry details are generally kept while we are in contact with you and for a reasonable time afterwards. Transaction and identification records are kept for the periods required by UAE real estate and anti-money-laundering rules. When we no longer need your information, we delete it or make it anonymous.
10. How we protect it
We use reasonable technical and organisational measures to protect your information, including secure (HTTPS) connections on our website, access controls and staff confidentiality. No method of sending data over the internet is completely secure, so we cannot guarantee absolute security.
11. Your rights
Subject to applicable law, you can ask us to:
- tell you what personal information we hold about you and give you a copy;
- correct information that is wrong or incomplete;
- delete your information, where we are not required to keep it;
- limit how we use it, or object to us using it;
- stop sending you marketing messages;
- withdraw any consent you have given. This does not affect anything we did before you withdrew it.
To make a request, contact us using the details in section 1. We may need to confirm your identity first. We will reply within a reasonable time and as required by law.
12. Children
Our website and services are intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a child has given us their information, please contact us and we will delete it.
13. Links to other websites
Our website links to other websites, such as developer sites and social media. We are not responsible for how those websites handle your information. Please read their privacy policies.
14. Changes to this policy
We may update this policy from time to time. The latest version will always be on this page, with the date it was last updated at the top.
